Lakewood, CA isn’t necessarily a bad place to live, but it certainly doesn’t compare to some of the beach communities in amenities.

The price isn’t added in/altered.  That’s what some genius entered into the Fannie Mae property database.  Kind of surprises me they don’t have a check where a red flag gets thrown up when a property is priced either very high or very low in comparison to area comparable sales.
