Biskut,
Homeowner thought they had everything worked out with loss mit on or about June 5th. Sale occurred on July 8th and the original post was put up on August 22nd.
Since the Trustee's deed was probably delivered to the third party purchaser sometime between July 9th and July 22nd or so, resolution is going to be difficult. The third party purchaser will want to retain what they consider their property and will undoubtedly have legal counsel preserve what they consider their equity.
Arguing the validity of the sale would have been easier prior to the delivery of the trustee's deed.
I believe it was Raj who advised seeking the advice of an attorney. IMHO, I don't see any other way at this point in time to possibly salvage anything from the property other than possibly engaging an attorney.
It's kind of "between a rock and a hard place" situation, because I'm sure the poster probably doesn't have spare funds to hire an attorney, but the time frame makes it difficult.
Just one person's opinion.
