Kathy,

There are a number of things you can do when you can't pay your mortgage, and one of them is to deed the property to your lender in lieu of both you and your lender having to go through the expense and time of a foreclosure procedure.

However, not too many lenders are that agreeable to doing a deed-in-lieu because many fear it might bog them down with more potential problems.

But you'll never know until you try.
