I sometimes tend to forget that most homeowners don't use these terms on a regular basis.

If a MS foreclosure is completed, the lender has a year to come after you through the courts if they lose money doing the foreclosure.

They might, or might not, come after you because first, you can't squeeze blood from a turnip and second, you can most likely eliminate any judgment they get by declaring bankrupcty.
