Texas Forclosure

My home appraised at about $40k more than the mortgage. I can no longer pay the lortgage and will be forclosed upon shortly (about a month or so I suspect). Can the mortgage company take less than I owe them and come after me for a deficiency judgement in Texas? I have the appraisal. Any help at this point would be wonderful. I am having a really hard time finding an alternate place to live, and running out of time.
