Why did you give a $12,000 security deposit? That somehow doesn't sound like a normal rental. Did you buy on a rent to own, or a contract for deed? Do you have an interest in the property other than as a renter? If so, you might have options.
Otherwise, I just hope you'll get the $12,000 back. Even though you're entitled to it, it might be difficult to get back if the owner is in foreclosure.
