Ellis: In a nutshell if you are interesed in doing business in a particular market area...learn as much as you can about that market area.
There is a thing in this business called "Due Dilligence" and if you fail to do that you can easily get hurt financially.
Lack of preparation on your part will not create and emergency on any one else's part....only you will suffer the consequences of your actions.
There is no substitute for knowledge and information. Again, study the market, know the values, and above all DO NOT go the sale and get caught up in the fenzy of "My Gosh the boat's leaving and I'm not on it." I've been doing this since the 70's and have yet to find a property I cannot live without.
Wall Street has a very appropriate saying; "There is room for the bulls and bears but not for pigs." In other words--do not look to get rich quick, make a killing on one deal--etc. Take your time and always leave a little bit on the table.
