deed in lieu of foreclosure

Hey can anyone help me with this situation? A family member in Texas has had his house on the market for about 10 mths now because of the death of his wife. He has been struggling to make the pmts. He is current on the mtg and has a small of equity in the property. The property is located about 45minutes South of Dallas. He is considering deed in lieu of foreclosure if the property does not sale within the next 3 mths or so. My question- how will this deed in lieu of foreclosure affect his credit and his ability to purchase another home at a more affordable rate. Or if anyone know of some investors who would like to purchase the property, please send the infomation.
