Something is wrong. A home that is both properly priced, and properly exposed to it's market should sell (be under contract) within 30 days. Period.

If not, it's either overpriced, not properly exposed to it's market, or both.

He needs an active and productive real estate broker.

Lenders asked to consider accepting a DIL won't accept a DIL unless it has been demonstrated that the property has been professionally exposed to the market at it's as-is, fair market value. And even then they would prefer accepting a short sale than a deed and the responsibilities and liabilities that accompany homeownership.
