foreclosure and quit claim

Posted by lena on October 01, 2004 at 11:34:59:

My state is Alabama. My name was on a mortgage with my ex-husband who lived in the house after we divorced. I signed a quit claim deed over to him, with the understanding (not in writing) that he would sell or refinance to remove my name. He never did, and fell behind on payments, resulting in foreclosure. I had tried to have him sign the deed back over to me and take over the house payments and sell it myself. He never would accept that. Now my credit is ruined for at least seven years. It would be perfect if it weren't for that, and I have my own home now, which I've had for over two years. I've never been late on a payment. I just want to know if I would have any rights of redemption at this point. I know my ex will not be trying to do anything else that requires him to pay money. Do I have any rights left? If not, would there be a way to persuade the mortgage company to reduce the time the foreclosure is listed on my credit? Any advice would be appreciated.
