Owner financed home

We have owner financed a home in Texas with $5,000 down.The new owners are 4 mos. behind in pmts and are behind pro-rated prop. taxes for nine mos. in 2004 and two mos. in 2005. Need some advice on proceedures. Have sent two diff.30 day default letters.
