20+ years ago I purchased a few homes whose VA/FHA mortgages had been foreclosed. After rahabbing, I resold for profit. Before long, I learned to become a competent negotiator (with foreclosing lienholders as well as foreclosed homeowners) and was able to structure, implement, and complete profitable deals.... seemingly at the expense of families who might have been able to save their homes, but didn't know how. Though I always tried to stucture 'win-win' deals, I found that I could help save most of the homes that I could have just as easily purchased for speculation purposes.
Gradually, and due to personal experiences, I accepted the responsibility of helping folks save their homes from unscrupulous and/or predatory investment schemes.
Though I occassionally accept assignments as an independant consultant helping investor wannabees structure their deals, I work as Director of a nonprofit housing counseling organization dedicated to helping folks keep their homes.
