I usually don't post just for this reason! I live a deal in ILL, If I post all I could then someone from let say MN OR Ca or who knows thinks that it applies to their state!! And honestly I don't now want happens in their state!
(IN) I have more on my plate then I can even handle their 150-200 new Foreclosures everyday in the CHicagoland area alone!!
And as you say JIM their are a lot of people/companies that will do anything to get that IN!
I don't have to work that way 25% of my business is Referals!
I spent Staurday 4 hours with a woman that had a sale date yesterday and lost her home!
Didn't ask her for any money, Didn't expect any money when I talked with her on the phone I could tell that she was one step away from doing something stupid (If you know what I mean)that is why I went to see her.
I been doing this long enough to realize there are DEAD BEATS and GOOD people that have run into some bad luck.
Hey John I didn't cause these people to go in foreclosure!
There are all solutions to help people that are in foreclosure.
I had a guy call me yesterday had about 30 days before his sale date. Said he had about 60,000 equity in his house. Said he has been working with a so called help company that would buy his home and do a 1 year lease option back to him with a profit of 35,000 back to them after a year!
He wanted to move, I hooked him up witha Real Estate Broker that is experienced Pre- Foreclosures he will charged a total of 3 1/2 % to sell his home! 1% too the broker and 2 1/2 to the buyers agent.In the mean time I contacted the lender and arranged if need be an extension for him if the house hasn't sold by sale date. While he is in the house until it sells he pays 1/2 his mortgage, Will this be the case for everyone no I also could have gotten this guy refied since he had some equity but he wanted just to be done with it!
MY team is proactive we don't have to chase,convince, or take advantage of these people! We actually can be pickie if we want because of the number of foreclosure's!
Do I make money or have things fall in my lap of course I do.(I have a family to feed just like everyone else) But I would like to think its because I am honest, Up Front, and won't sugar coat their situation.
