rental property in ky

We have a rental in Ky that we cannot pay mortgage on. We cannot keep it rented nor can I get a RE agent to list it because we owe 62K and a number of agents have said it could only be listed for maybe 45K. They say they won't list it because it is a waste of my time and theirs. My mortgage co said to submit my DIL paperwork that they need to review. HELP!!! Any suggestions appreciated. Refinancing is not an option, and mortgage co said even if I could do a SS I would still be responsible for the remaining balance.Talked to them again today and they told me what info they need to review for a DIL.
