Purchasing Notes from Lenders

I am trying to purchase a property from the owner. The first lien holder filed NOS and trustee sale is shceduled in two weeks.To maximize the profit, I am considering purchasing the second lien from the lender. It will be wiped out if the property is sold at Trustee Sale.

I would like to know that the lender is willing to sell the notes in the current market. I never purchased notes from lenders.
