There are a number of national sites with preforclosure information on them. They cost a monthly subscription of anywhere from $25 to $80.

The problem is that most of them are not that accurate. Although most claim to update daily they do not update in any particular area on a daily basis. And they typically are not good at purging their lists. Simply put, lots of information on these lists is outdated.

Going to the courthouse is one of the better ways to get info if you have the time. Next best is to find a local service that is gathering this information and subscribing to it. What you need to do in this case is find out how often they are down at the courthouse getting info. It really should be daily for a bigger county and a couple of times a week for a smaller one.

But these guys aren't cheap. Expect to pay on the high side for these lists. And perhaps even more for multiple counties.

Why not the greatest you can test drive a national site. Most give you a free trial for 3-7 days. But if you don't like it cancelling is on your shoulders as most will automatically start charging after the trial period.

Oh, even with this a letter campaign may not do all that well. Most are getting a ton of direct mail, phone calls, even personal visits. And you all look alike.

If doing letters you need a multiple letter campaign. A minimum of 4 (IMHO).

It's a numbers game, my friend. You have to keep plugging away.
