I'd need a thumbnail scenario to determine if a short sale is indicated. If I felt a short sale was feasible with the likelihood of success, I would devise a services agreement carefully describing the facts, the objective, the scope of proposed services, and a fee schedule. I'd need access to the mortgagor, and to the property, OR, access to a current appraisal and a local real estate agent.
