Talking to the owners

I have been talking to owners and I cannot seem to come up with the right thing to say to them they allways get mad at me and go on the defence. I allways tell the truth and explain to them what will happen if they do not sell the house; Plus I give them the chance to walk away from the table with almost dubble the cash than anyone else would, and other investers walk away with a deal for less and I end up going back to the court house to look for more properties. Can anyone give me a hand here? Plus are their any Forclosure or just regular Investment groups in the Seattle area I could be a part of? Thanks. Cody from Seattle,Wa
