Perhaps it's your approach. These people are sincerely distressed, confused, and frightened. Put yourself in their position and try the feeling on. Be their friend first, let them know you might have an answer to their problem. Ask them what their plans are B4 hitting them with all the distressing details.

: I have been talking to owners and I cannot seem to come up with the right thing to say to them they allways get mad at me and go on the defence. I allways tell the truth and explain to them what will happen if they do not sell the house; Plus I give them the chance to walk away from the table with almost dubble the cash than anyone else would, and other investers walk away with a deal for less and I end up going back to the court house to look for more properties.
