Ask any title company where their main plant is. Then request a Preliminary Title Report. That is public information and should be free. Be very kind and give them time. You must have a specific property address. This report will give you the information of the property owner, the current property taxes, and any liens on the property. It will also include a platt map of the neighborhood. A chain of title is much more intense, requires alot of deep research and is very specific. It depends on how you intend to use this information. If it is for foreclosures the Preliminary Title Report should be all you need. Good luck....

: Hello. I'm new to the game and have become stumped trying to determine the Chain of Title on a prospective property. I don't have a 'special relationship' with any of the title companies, and have been quoted between $400-$500 per search request. That's too expensive when multiplied by the number of deals I've been told I'll have to look at before I find a winner. I've gone to the Los Angeles county recorder's office and find it a complete mess. How can I solve my problem?
