How to Foreclose

I am mortgagee on a land. My mortgagor has not paid interest-only payments for the past three months in the appropriate amount. Been paying some, but not all of subscribed amount.I really do not want to foreclose as this mortgagor is a friend. Please advise! Follow Ups:
