That clears things up considerabe.

I think I'm starting to get a somewhat clearer picture of the 'determination' that is needed to make a deal happen.

I wrote the addresses down of all the listing's that were in the paper. There were 10.

I picked 3 that were close and drove by to look at them. It looked like 2 of them were vacant. I looked up the phone numbers of the persons listed as owners. Again 2 were listed and one not listed. I called both phone numbers and found that one had been disconnected with the only phone number left matching the house that appeared to have occupancy. It's been raining lots here lately and I haven't met with any neighbors yet.

The foreclosure listing all say they are an effort to collect debt. I assume this means that if it gets to the courthouse steps that whatever the amount is it will be necessary to 'fork over' the entire amount... ie: big bucks.

From the information you provided it seems to me the easier and less expensive way to buy these distressed sales would be to make contact with the owners before it hits the courthouse steps...

Today I'm heading over to the courthouse to do some research there.
