While looking at information found vacant house going to f/c

While I was at the courthouse today looking at trust deeds on 3 houses that are being foreclosed I found a house that the clerk's daughter and son in law have vacated and stopped paying the note on.

The original loan was for 79k but according to the clerk they have trashed the house and it's going to need some work.

Should I wait until it hits the foreclosure notices in the paper?

Any other suggestions?

I have quite a lot of info on it from the clerk who originally bought the house and put $$$ into it before selling it to her daughter and son in law.

The bank has it padlocked at this time.
