I have bought foreclosures at the Dallas Co. trustee's sale. Most houses are sold pre-foreclosure. It is very competitive. You must get the list and immediately make contact with the owners. Several people pick up the foreclosure list at the company that puts them out (Roddy's is the best).
The postings must be made at least 21 days prior to the sale. There are individuals that hawk the lists and make contact almost as soon as they are posted; as many are posted earlier than the 21 day period.

: I live in Dallas, TX I got a foreclosure list that gives you the owner the address the loan year and the loan amount. I'm finding property with less than five years left to pay, and tons of them with less tha ten years. But the problem is by the time I contact them they have already made a deal to sale. It just seems that to be in one place on one day is much more efficiant than to try to meet with and by from home owners.
