2 Houses in Mass

It's the lowest-priced house in the town, but I still can't move it (being far away, I can't push the process). I cannot affort to pay two mortgages anymore, and am becoming desperate. I don't want to rent it out, as it will be ruined, and Mass. laws always favor the renter, never the landlord. The house appraised for $300,000.00, and I owe $230,000.00. Any suggestions?
