I've seen it all too often, people wait until the day before the sale before they get in touch or make a decision... don't wait too long...
You can work something out with an investor without losing everything. Some investors work on a "cash-only" basis and yes, they don't offer you much. Others, like us, may give you a little upfront and then a note to pay you the balance of your agreed upon equity when the cash comes out... that is the way to go.
Don't wait until it's too late...
