I would want to know what stage of foreclosure, if any, she's in.
Depending on where you live, you can do that by a title search or
in many counties, an online search.

In Washington State, a sale takes a minimum of 190 days, plus the
renter has 20 days after the sale to move before anyone can take
action from there. In other words, it's not a short process.

Lenders will sometimes prefer to have a tenant in the property as
opposed to a vacant one. So, if may make sense to be accessible
to the lender or any lender rep who happens by. I'd let them know
that I'd be happy to take care of the place while they sort out their
little problem.

Finally, there may be a way to buy the place.

But primarily, do some homework now to learn what the real story
is and what's taking place.
