Need to foreclose on a deadbeat

A gal signed a contract to buy my manufactured home from me (owner loan) in Graham, WA and hasn't paid rent for 4+ months; I need to kick her out but how? Can't afford a $10,000 lawyer bill to do so! I still owe on this house! Please Help!
