Jim, Thanks for the input. there are several other factors that i did not mention regarding not being able to afford it. I can afford it based on income but they did not consider that I have some massive school loans that came into repayment last month. the combo of those and the house alone is crushing me and i know i cant do anything about the student loans. unfortunately all the schooling was at a bad time regarding the economy.
