I do not know if there are redemption rights in PA for owners after foreclosure. If there are redemption rights, the owners might still be able to occupy the property until the redemption period is up. If there aren't redemption rights, or the occupants are tenants, you'd normally need to serve notice, followed by a formal eviction.

Notice is providing the occupant with notice that ownership of he property has changed, and they won't be able to keep living there. The form of the notice will often change depending on whether the ocupant is a previous owner, or a tenant of the previous owner, and you have to follow the eviction guidelines for your state.

My recommendation would be to hire an eviction attorney. They'll follow the guidelines, keep the timeframe as short as they can, and it shouldn't cost more than $1,000, perhaps a lot less. The potential aggravation isn't worth the amount you could save by a do-it-yourself eviction.
