According to the various state charts on foreclosure statutes, Pennsylvania does not have any redemption.

Another alternative to the cost of eviction (especially if it is going to cost $1,000 for an attorney) might be to offer a Cash For Keys arrangement. Basically you bribe them with, say, $500 to leave of their own free will by a certain timeframe (the amount can be whatever you agree to but I would start in this range myself). You can also attach conditions to the agreement (and it should be in writing and signed). I would want all of the personal property out of the house and it left in "broom clean" condition. I have been stuck with a $1,000 cleaning bill once and it ain't happening again.

So you may want to make payment conditioned on these items. And no check if it isn't done to your satisfaction. Not to say, you can't cut some slack if you choose to.
