This is when the lender files for a judgment against a borrower for the loss it takes on the property. Not all states allow it on a primary residence so one would want to check with an expert in Maryland. And my point was that even if one is allowed, many lenders do not file for them. Many times it is easier (and less expensive) to simply take the loss.
