Just remember that violating the terms of your lease can negate it and many of your tenant rights. Here in my state one can apply the security deposit to the last month rent in this circumstance. But you want to check the legality of that for your state.

Some people will mistakenly think that just because the landlord is no longer making payments that they can stop making rent payments. Not so. Your lease is a separate contract.

Check your state for the statutes that apply.
