How often is deficiency an issue /

Do foreclosure sales / Auctions see big discounts over market or appraised value ? I have good equity between apprasied value and loan amount due, but I worried about the cost and interest piling up during the foreclosure and liquidation time ? plus appraised value vs. market value > soft market in michigan
