Sure, sometimes a lender will outsource its default or foreclosure servicing to more qualified third party provider.

Don't get your hopes on the lender accepting a Deed-In-Lieu. In most parts of the country, the lender will only accept a DIL as a very last resort... and generally do not. It will much rather you make every attempt to sell the home, even if it requires short sale consideration.
