Josie, I think you are confusing terms here. A deed of trust is the security instrument for the loan. In California trust deeds are used, in some states mortgages are used - so the terms are used synonymously. So if your name is on the deed of trust then you are on the loan. Do you mean you are on the grant deed but not on the deed of trust/mortgage? If that is the case your credit should be unaffected.
