It is estimated that some 80% of foreclosures could be avoided if the owners would just explore their options from the very beginning. The longer one waits the fewer options he/she has.
Frankly, one 30 day late is not time to be thinking foreclosure. Talk to your lender. They will want to discuss this with you. There are still lots of options at this point.
