going to attend a trustee sale

Hello everyone.
I'm planning on attending a trustee sale for a property. I've found alot of information about the topic, but my knowledge of the process is still a little fussy. If my bid is accepted ( on the first recorded mortgage ) and it is below what it cost the lender then do i still owe them anything ?
