I don't understand most of your first sentences, but it seems you are trying to find out how to help homeowners and yourself gain extra time to sell a property.
Have you tried asking the bank for additional time? Providing a sales contract, listing agreement, hardship letter from the borrowers, etc. may persuade the lenders to give the homeowners some time to sell the property. The lender can postpone the foreclosure auction date.
They're usually pretty good about postponing a sale if you ask them to do it and give them a reasonable possibility of getting the loan paid off.
