blind bidding?

ok, i have never been involved in an auction or any type of foreclosed sale. what i want to know is if you get to see or examine the property before the auction. how would this work if the owner is still occupying the property? either way, i would never bid on a property i have not seen, or examine a property which is presently occupied. is there a middleground? thx.
