Trouble with A.R.M

We were teased into a home equity A.R.M last year and it has spiraled out of control for us. We listed our home in Nov. and have had no luck. The market in SW Fl has come to a screaching halt and home values have declined, our home is now worh less than what we owe. We a struggling to make 1st mortgage and home equity and our credit is not very good and cannot find a way to refi. to save our home. Can anyone reccomend anything before we call the lender and tell them they have just aquired a new home.
