I am assuming that your state doesn't have a redemption period. Have you tried to do a reverse address look-up for the tenant's name? Most check utility records and you should be able to find it for free. I have had alot of success with Whitepages.com. You probably really want to make sure that the "nut" doesn't live there. I would have HIM evicted by the sheriff. If it is rented, the people living there may not even know that the house has been sold. I would say that your first step would be to knock on the door and see what is up.
I would also go the county website and look up the eviction process in that county so that you know the timeframe of the process. Most people I know do give the residents a chance to move out voluntarily (say 2 weeks), but make sure that you get access to the property immediately to get pics. I also know of a guy who takes a written agreement with for the resident to sign stating that they will not take fixtures or other "permanent" items and will not maliciously vandalize the property. I don't know if it is enforceable, but he says that since he uses that, he hasn't had any destruction. I hope this helps.
