Mike:

Q1: If you sell during redeption, both liens will
have to be paid. With the five months in arrears, and
attorneys fees, you will be in the low 400's like 410.

Q2: The second will almost certainly not bid. However
chances are very good that they will redeem.

Q3: Short sales are good, as is any type of proactive
solution to the problem. You should seek a sale, short,
or DIL, in that order, before foreclosure.

List the property for sale, now. Try and dump it before
the redeption is up. If you can walk with any of the
equity consider yourself in a better condition then the
worst case. The worst case is that that second does not
redeem, and will follow you around for years.

Where is this property located? If its in the mountains
you may not have enough time.
