death, disability, incapacity, etc., will not garner much by way of lender support in forestalling a foreclosure action.
Lender interest falls squarely in continued loan performance. As long as the mortgage contract is not defaulted you could reasonably expect the loan to remain in force until term....whether the mortgagor is deceased or not.
