Florida Short Sale Questions

Hi,
I'm trying to sell my 2nd home and as everyone knows the market is horrible. I'm trying to just get enough to pay the amount owed of 145K. The house is in prestine condition and at one time appraised for 172K.
Since I can't make 2 mgt pmts anymore, how long till I tell the lender about it? I have not yet been 30 days late. I dont know much about short sales? When is the best time? I hope to sell but my real estate agent says it might be some time. How long does foreclosure take in FL? Any tips to get it to sell faster?
