All your rights are in place while the owner actually owns the house. It is when he/she loses the house that things can get dicey. You need to find out when the upcoming auction is taking place. You are "good" at least until then. Once the house goes over to the new owners I don't believe you have any rights. At least you wouldn't in my state.
Anyone in California with a clarification?
