Are you currently having financial problems or you a student of the foreclosure business?
The reason I ask is that instead of giving up the property, have you exhausted all options?
One of these options is to find a trusted family member or friend willing to buy the home (at a seriously reduced price) even if you have only a bit of equity in the property.
Additionally you can work early to bring the lender to the bargaining table and work on reducing your mortgage indebtedness and interest rate.
It's not as tough as it sounds.
