How much do I tell prop. mgr about forclosure?

I have a rental in FL that is rented and I will be walking away from it. What should I discuss with the Prop. Mgr and what should I keep private? He is mailing me the rent checks. If I put it on the market for sale, he will be the listing realtor, but it is way upside down, so a sale is doubtfull.
Is there much of a difference credit-wise between a short & forclusure? BofA is the lender.
