"I think they are great. Maybe I am lucky but I have talked to a couple other agents in town who have had good results too. They are 3/4 for me on my short sale processing. I can't complain.
Why would you want someone who is flat fee? They are not going to fight for your commission. They will just roll over when the bank beats them down. I got 2% on both my last two deals with short sale center."
Don't misunderstand. That you had a good experience with these guys is great. My experience with such percentage based companies however is different. The bank pays the fees and there is only so much. If I am marketing a potential short sale there will be a buyer agent to pay as well as myself. What I have seen is this type of company not "roll over" but roll over on us in the form of taking most of the available fees. And while their work is important it was handed to them on a silver platter. They are not worth 2-3%. IMHO.
So 2% wouldn't cut it for me if I am handling marketing costs, showings, etc. But I'm one of those greedy gosh darn Realtors :>)
Question for you, Nicole. When you got your 2% was there another agent getting the same or were you the only agent involved?
Curious.
