Question for Steele in Minnesota

I am current with my home in mankato but am upside down and have been listed for 11 months. I am not getting any offers, do I need to be delinquent to attempt a deed in liu?
Also, do you know of any short sale experienced realtors in that area? If I do end up going the foreclosure route how long till I could get another mortgage, and would my husbands credit be affected? He is not on my home at all I bought it before we met. I heard when you apply for a mortgage as a couple they go off of the higher earners credit score is that true? Sorry, tons of questions but I'm so overwhelmed.
